How is "Last Known Price" calculated?

This metric tells you what units are potentially transacting at comp properties, without you having to call and find out

Last Known Price

What it is:
The Last Known Price is the most recent asking rent for a unit before it was taken offline (no longer advertised for lease). This gives you a realistic view of what the market was willing to accept at the time the unit was leased or withdrawn.

Why it matters:

  • Provides a clear benchmark of achievable rents in the market
  • Helps you track how pricing is shifting over time at the unit and property level
  • Acts as a proxy for signed lease rates when actual contract data isn’t available

Where to find "Last Known Price"

  • Under Watchlist tab
  • Find the comp you are studying and select Expand Details
  • Click on Last Known Price tab
